A capital gains tax paid to the Tax Authority. It applies to the gain between the purchase price and the sale price, less various expenses. There are many exemptions — an only-home exemption under certain conditions and amount limits, an inheritance exemption, and other exemptions and tax reliefs. Consult a lawyer specialising in real estate taxation on this.
Paid to the municipality for plans or building rights that increased the value of the property — even if you did not exercise the rights. Note: even if you have no building rights in the property, there may be a betterment levy liability because of various plans. You can apply to the municipality for an assessment.
If you have received an assessment to pay from the municipality, consult an appraiser who will examine whether the assessment can be reduced. Some appraisers charge on a success basis plus a fee.
Fix defects in the property before advertising, because buyers tend to estimate the cost of repairs at far more than it would cost you to fix them. Anything from small upgrades to home staging is recommended to achieve a higher price.
