3. If you have children — the schools
Once you have chosen a neighbourhood, get to know its schools and its registration zones. School allocation is decided by the address, not by what is convenient to assume.

5. The costs beyond the price

6. What is happening in the buildings next door
Once you have chosen a building, check whether a project is in the permit process in the buildings beside it. A neighbouring building going through TAMA 38 (the national urban-renewal scheme) can mean about three years of disruption, or block an existing view.
That said, it has advantages too, and it need not sway the decision — but it is important to enter the deal with your eyes open.
